Kaduna residents advised against buying, selling lands based on customary titles

The Kaduna Geographic Information Service (KADGIS) has cautioned members of the public against engaging in the purchase or sale of land based solely on customary titles.
The director-general, Bashir Garba, gave the warning in a public notice ion Wednesday in Kaduna with a reference number: ‘KADGIS/OFF/584/04’.
The agency said customary titles often lack adequate details and verifiable information on ownership.
Mr Garba observed that the loopholes were being exploited by criminal elements to acquire land for unlawful activities, particularly in Millennium City, Rigasa, Sobawa, Mahuta and other parts of the state.
He said the agency advised the residents to conduct land transactions only on plots with valid offers and recognised titles processed through KADGIS.
Mr Garba stated, “Any person who transacts in land based on customary titles does so at his or her own risk.”
He added that the agency would not be liable for disputes, losses, criminal use or any consequences arising from such transactions.
He said the notice was issued in the interest of public safety, security, transparency and orderly land administration in the state.
He urged the members of the public to contact KADGIS through its recognised official communication channels for verification or further guidance on legitimate land titles.
